How Book It
 An apartment is booked ONLY after a client has received an official booking confirmation 
 ( hereinafter : “voucher”).

- A client who books an apartment accepts implicitly our terms and conditions, cancellation policy
- A booking process consists of a down payment of a 50% cost of first monthly Rental of the room by On-line booking procedure.

1 On-line booking procedure

On-line booking procedure is valid for each property that is signed with a “Availability bed from ” symbol on its internalwebsite
Verify an availability of a property using an apposite calendar accessible( Book it panel) on our website
 Fill out a form “Required” accessible on the internal property’s website. It will require your personal data (first name, family name, telephone number, e-mail, check in and check out date) and read and accept a Privacy Policy (codice privacy) and Terms and Conditions.
Then click on “Send it
 You will receive an email from our Housing Coordinator to answer your questions and then to complete the reservation by proceeding with the aforementioned down payment via secure Paypal system.
The down payment must be completed within 24 hours (one day) from a creation of a request, otherwise the option will expire and the booking will be cancelled. As a consequence the property will turn out available for other students.
The most important condition for the reservation bed is to send us the Copy of the passport by 48 hours from payment done (otherwise Waysitalia can proceed with cancellation booking   
Check-in/check-out times 

We will send you a check in email where we kindly request you to insert your arrival time/date at least within 15 days before your arrival 
If the client does not provide us the arrival time there WILL NOT BE ANY STAFF MEMBER waiting at the apartment for the check-in.
Check in time from 9.30 to 6.30 pm
Check out time: by 9.30 am (last day of booking)
Check in/out between 6.30 and midnight (and anytime on Saturday and Sunday ) is possible with a fee of €20 payment 
Check out time after 9.30 AM (subject to the availability room) is possible with a fee of €35 .
We kindly ask the guests to inform us about any eventual delay on arrival time.

3 Cancellation policy And Accomodation Contract

The refund of the Amount to reserve the apt is not possible (neither in case of VISA REFUSED )
The Refund is not possible in case of Permit of Stay denied.
The Accomodation contract wll be signed at the check in (the contract is written in italian language ,it will be explained and registered as italian Law needs)

4 Security Deposit and Booking fee

For all apartments the security deposit against damages is required.
This deposit usually is nothigher than 1 Month's rent  in case of short term rentals and 2 month's rent  in case of long term rentals .If at the check out time everything in the apartment is in order, the total amount of the security deposit will be fully refunded
The security deposit has to be paid on your arrival in cash.
The refund is not possible in case the guest has not sent the copy of passport by 48 hours from payment done(and waysitalia decided to cancel the reservation )
Booking fee is not required for summer stay (period June/August) reservations and special offers ( booking fee will be not mentioned by booking details )

5  Apartment conditions

The apartment will be cleaned and prepared for the number of guests indicated on the voucher.
For some apartments a security deposit against damages is required.
The client is responsible for any damage procured to the furniture or any other object during the stay inside the apartment.If during check in time the client finds something broken or not working properly in the apartment, he/she must immediately give us notice about the problem (WITHIN 24 HOURS FROM CHECK IN DONE).
In case of Complain ,during the night ,about Party and similar , who caused noise to the neighborhood ,Waysitalia Will charge any single guest for an amount of 45 euro(that amount will be retained from the Safe deposit left)In case of damage WAYSITALIA will retain from the safe deposit the amount to repair or buy the new thing broken,
The keys will be collected by the client inside the apartment during check-in and must be returned to the Checker during check out

6 Apartment’s description and Pets

The descriptions of the apartments have been made faithfully and correspond to truth. 
Pets of any kind and size are accepted exclusively after a previous enquiry and subsequent authorization of a property landlord. Moreover our clients are kindly requested to contact our booking agents during a reservation process in order to request such an authorization. In case that the authorization has not been obtained and pets have been brought to the property the landlords have a right to cancel the reservation.

7 Number of people and The apartment redelivery

No extra guests are allowed for more than 3 days.
The number of the people indicated during the reservation procedure cannot be changed during the period of stay. During your stay by the apt booked ,Eventual extra guests – if not communicated in advance- will cause the cancellation of the reservation and the WAYSITALIA will retain the whole safe deposit left previously .
Our clients MUST to leave the APT cleaned (in particular dishes washed) and to throw the rubbish into the containers that might be found outside the palace. In case of not having cleaned the kitchen a client will be charged € 50 of his security deposit paid previously .

8 Privacy 

All the customer’s information is strictly private and shall be used only for commercial reasons within the Company limits according to the Personal Data Protection Code Legislative Decree no.196 of 30 June, 2003 
None of the personal data provided such as address, phone number, etc will be granted to outsiders, and all the personal data will be secretly treated to ensure customer’s privacy

Thefts/damages and Applicable Law 

WAYSITALIA S.R.L. is not responsible for any theft or personal injuries against the guests inside our apartments.
These booking conditions are subject to the Italian Law. In case of any dispute the Court of MILANO will be the only competent body. We reserve the right to make changes to parts of this document.
